The former Property Audit & Action Plan is no longer offered to new customers. For existing subscribers, Compliance Watch re-checks supported City sources. It can alert only after a successful fresh comparison establishes a supported change; source gaps remain visible. We schedule one re-check of the City's public records each day. City-site availability and publication delays can still affect freshness. Alerts are reserved for material changes, while your dashboard shows the latest successful result and source timing.
We label it City source didn't respond; we never turn a failed lookup into a passing result. Monitoring retries on the next scheduled run and preserves the last reliable result where available, so a temporary source outage does not masquerade as a clean record.
They are requirements the City's public data cannot settle, such as some lead-certificate, Commercial Activity License, or business-tax details. We label them for you to confirm instead of guessing or implying a pass.
The published Never-Miss and any-reason guarantees remain attached to qualifying legacy subscriptions sold with them. They do not automatically transfer to Compliance Watch while its guarantee terms remain under review. These guarantees are refund promises about our own detection and reminders. New free-reminder signup is not currently offered. If you already confirmed a reminder, it remains tied to the selected property and rental-license date, is limited to one message for that license cycle, and includes an unsubscribe option.
No. The City controls its records, application reviews, processing, and renewal decisions. We can organize City-record information, flag potential attention items, and make the next step clearer, but we cannot guarantee a City outcome or timeline.

For an ordinary covered case while Philadelphia operates the mandatory program, § 9-811 requires enrollment in Eviction Diversion, delivery of the Notice of Diversion Rights, and reasonable good-faith participation for at least 30 days before taking steps to evict. The section includes an exception when eviction is necessary to cease or prevent an imminent threat of harm by the person being evicted, including physical harm or harassment. Confirm current program operation and case-specific applicability before serving or filing. A separate enacted provision is scheduled for November 1, 2026 and would connect a Diversion Rights notice to expanded good-cause rules; treat that as future-effective unless current legal review confirms otherwise. Safe Healthy Homes Act changes are enacted with a scheduled November 1, 2026 effective date. Free public access to the court file ended June 5, 2026, so later litigation status requires PACER or counsel verification. Current law describes a Certificate of Rental Suitability issued no more than 60 days before tenancy inception. Bill 250329-AA contains separate future provisions concerning a fresh CRS for an eviction action, filing attachments for eviction and rent-collection actions, and tenant requests. The fresh-CRS text uses the unresolved phrase "date of enrollment"; PRC does not rewrite it as "filing." The two enacted bills also add future violation, good-cause, habitability, and remedy provisions, but their triggers and remedy formulations differ and must not be combined into one automatic outcome. The bills state a November 1, 2026 effective date; current implementation and any later court orders require verification, as does case-specific application.
Effective July 6, 2026, an owner that neither resides nor maintains a place of business in Philadelphia must register, under oath for each licensed property, a Local Agent who is a natural person over 18 with a Philadelphia Physical Address and a valid, regularly monitored email address. Separately, §9-3902(c) requires a verifiable physical address on a rental-license application; PO boxes, mail drops, and virtual addresses are prohibited. After written notice of a deficiency, the provision supplies a 30-day cure period and identifies possible fines and license consequences. A separate unsafe-condition notice may implicate different rent or possession provisions, but no Local Agent or address-record fact by itself determines a tenant defense, amount owed, or possession outcome.
