Every status on your dashboard comes from somewhere, and this page says where. It also names what we cannot check, what we will not decide for you, and who is answerable for the product.

Verification methodology
Match the submitted address to a specific Philadelphia property or unit before stating a property result.
Read each supported source independently and keep a failed source separate from an adverse property fact.
Keep City-record facts, owner-provided facts, Philly Rental Compliance (PRC) work status, and professional judgment in separate evidence states.
Show the source, checked-at or document date, scope, rule-review status, known limitation, and closure evidence for every finding.
Require evidence, and a named reviewer, before any item is marked closed.

- Certificate of Rental Suitability records when a reliable property/license match is available
A source list is coverage, not a compliance certification. Owner-held documents, unit facts, legal use, and tenancy events may still be required.
Refresh and outage behavior
- Free check: a request-time snapshot with its checked-at time.
- Compliance Watch: the dashboard must show the actual last successful check and any configured next check; no universal real-time promise.
- Source outage: the finding reads “City records didn't respond” — never a pass, warning, or inferred change.
- Stale rule: qualify or suppress the legal interpretation until a reviewer renews it.
Rule-review process
Each reusable rule records an explicit version, effective date when applicable, official source, last-reviewed date, stale-after period, lifecycle, applicability, and change history. Every rule records a named accountable review owner; a rule without one is qualified or suppressed rather than shown as current. A calendar date alone never promotes scheduled law to current law.
Support expectations
Email support@phillyrentalcompliance.com with the property address, report URL or date, and the specific fact you want reviewed. Do not email IDs, payment-card data, or sensitive documents.

Support is not an emergency, court-deadline, safety-response, or legal-advice service.
Correction and escalation
- Identify the exact finding, source, checked date, and claimed error.
- Philly Rental Compliance preserves the original result and records the correction request rather than silently overwriting history.
- A reviewer rechecks the official source or owner document and records the evidence and decision.
- Disputed legal interpretation, conflicting guidance, identity mismatch, or unsupported scope moves to manual review.
- A correction is not closed until the evidence behind it and the reviewer who checked it are both recorded.
Professional-service boundaries
PRC is not a government agency, law firm, property manager, inspector, laboratory, contractor, or guarantor of City outcomes. We do not file with the City for you, submit applications on your behalf, or represent you before any agency — you complete those steps, and we make sure you know which ones you need and what each one takes. Where a determination genuinely requires a licensed professional — legal, tax, engineering or environmental — we tell you that rather than answering it ourselves.
