Philly Rental Compliance is designed around a narrow Philadelphia operational problem: property compliance information is spread across City systems, deadlines are property-specific, and some important requirements are not reliably visible in public data at all.
The product brings City records into one view that puts problems first: what the City currently shows, why a finding matters, what to do next, and which items only you can confirm. With Compliance Watch, City-record checks, to-dos, reminders, and change history stay organized by property.
What we do not do: file with the City for you, manage your property, inspect it, certify legal compliance, or give legal advice. Those stay with you and with the professionals you choose. What we do is make sure you know which of them you need, what each one takes, and when it is due — so the work is yours but the figuring-out is not.

What City records can show
Philadelphia City records such as rental-license status, open L&I items, unsafe-structure records, property-tax balances, and property/assessment data when the corresponding City service responds.
What still needs your confirmation
Requirements that are not reliably available in public data, including certain lead, business-tax, CAL, CRS, and owner-specific registration details. We label these clearly instead of implying they passed.
When a source is unavailable
A timeout, malformed response, or unreliable match is labeled City source didn't respond. It is never turned into a City-record result or mixed with something only you can confirm.
