What does Compliance Watch monitor?
Compliance Watch re-reads the City of Philadelphia records behind each property's result: the rental license and its expiration date, L&I violations, unsafe or imminently dangerous designations, and lead certification. We schedule one re-check of the City's public records each day. City-site availability and publication delays can still affect freshness.
The workspace includes the latest City-record reading that answered, questions only you can answer, prioritized dated tasks, scheduled daily City-record re-checks, change alerts, license-date reminders, monthly status, and resolution history.
An alert needs a fresh read that answered and a comparison with the last one that did. A quiet month never proves that every source answered or that nothing changed; the status names the reads that answered and the ones that didn't, separately.
Monitoring covers the City's public records only. It can't see private records or the things only you can confirm. That is why some items appear as things only you can confirm rather than monitored City records; we label the boundary instead of blurring it.
Every plan is billed yearly, and Manager (26–100 properties) can also be billed monthly; the exact total and covered properties are shown before payment.

Philly Rental Compliance is an independent service, not the City of Philadelphia or a law firm. Answers about City rules summarize the City's published requirements as general information, not legal advice; requirements change, and future-effective provisions need a current check of implementation and litigation status. For legal questions about your situation, talk to a licensed Pennsylvania attorney.
