What reminders do I receive?
Compliance Watch sends up to three reminders around 60, 30, and 7 days before the rental-license expiration date on City records, depending on when annual monitoring begins.
Every month you also get a short status message for your properties, so a quiet month still tells you what was checked and what remains open. Change alerts are separate: they go out when a supported City record changes.
The free property check includes one free reminder too. When you enter your email to see the result and City records show an active license with a date still ahead, we email you about 30 days before that date, or about 7 days before when fewer than 30 remain. It is one email for that license cycle, with no account and no guarantee behind it, and the unsubscribe link in any free check email cancels it. With the email step off, the result is shown first and its email form offers the same reminder: when you ask it to email your report and the City record shows an active license with a date still ahead, a second email asks you to confirm the reminder, and nothing is sent until you do. A confirmed free reminder gets one reminder when the rental-license expiration date on City records is about 30 days away, or shortly after confirmation if fewer than 30 days remain.
If a license on your watch list expires without a reminder from us, your next year is free. A license on your watch list is the rental license of a property under an active Compliance Watch subscription whose expiration date was present in City records at least 60 days before it passed. These guarantees are refund promises about our own detection and reminders. They do not promise legal compliance, City approval, a successful license renewal, or the accuracy of the City's underlying records.

Answers about City rules summarize the City's published requirements as general information, not legal advice; requirements change, and future-effective provisions need a current check of implementation and litigation status.
