What the service does not provide
We are not a law firm, filing service, property manager, or inspector, and we do not provide legal advice. For legal questions, consult a licensed Pennsylvania attorney.
We do not file applications, submit documents, coordinate testing, inspect a property, or manage it for you.
Public-record limitations
Reports reflect supported public records at the time of the check. They are provided for information and are not a guarantee of compliance or a substitute for the City's own determinations.
Philadelphia renter property check
The renter property check provides a free, high-level preview for one Philadelphia address search. The preview may show a normalized address and scope, or may show that supported records or candidates did not line up cleanly. It does not require an account or payment. After a successful check, you may choose to buy the full Philadelphia Renter Property Report for $9.99 as a one-time purchase. There is no subscription, trial, recurring charge, financing, or pay-later plan, and your landlord is not contacted.
The paid report adds the exact supported rental-license number, status, and dates when available; supported L&I record count and item details when available; address and unit/building scope; any supported-source or match limitation; checked-at timestamp; official source links; plain-language explanations; and questions and free tenant-help resources to consider next. For a confidently matched result, the report identifies the normalized matched address and scope. For an ambiguous result, it instead documents the searched scope, candidate addresses or units, and the mismatch requiring review; it does not claim that any candidate was confirmed. A missing field is labeled unavailable rather than treated as clear or compliant. The dated report can be printed or saved as a PDF from the browser.
A successful payment immediately opens the private report in your browser, and we send the same private report link to the email address provided at checkout.
Reports organize public records and general information. They do not decide what anyone owes, whether rent may be withheld or recovered, whether an eviction is valid, whether a unit is safe, or any other legal right or outcome. Do not stop paying rent or ignore a court notice based only on a report; contact free tenant legal help or a Pennsylvania attorney.
Each private paid-report link remains available for 90 days from purchase. Save or print a copy before that period ends. Reopening checkout does not change historical purchases, private links, receipts, retention periods, or refund rights. If our software displays a supported public record incorrectly because of our error, contact us. We will correct the report and refund the $9.99 purchase. Email support@phillyrentalcompliance.com from the purchase email and include the property address and approximate purchase date so we can locate, re-run, correct, and refund the right purchase. This is a specific software-error promise, not a broader satisfaction or City-record-accuracy guarantee.
