Renter Service Disclaimers
Independent service using Philadelphia public records. Not the City and not a law firm.
Public-record limitations
The City of Philadelphia controls its own records, reviews, and processing times. We report what the City's public data shows; we cannot and do not guarantee City outcomes or timelines.
What the renter record cannot tell you
- Whether the unit is physically safe.
- Whether every Licenses & Inspections requirement has been met.
- Whether a lead certificate was properly issued or delivered.
- Whether Certificate of Rental Suitability requirements were met.
- Whether a lease is enforceable, or what it requires.
- Whether rent should be withheld — it should not be withheld on the basis of this record.
- Whether an eviction is valid.
- Whether the renter has any monetary claim.
Free preview and full report
The free address result is a high-level preview. The optional $9.99 one-time Philadelphia Renter Property Report adds the exact supported records, dates, sources, match scope, limitations, and renter next-step information available for that result. Buying it does not create a subscription, contact your landlord, establish legal entitlement, or guarantee a refund or any other legal outcome. Rights depend on the facts, dates, and applicable law.
Do not stop paying rent or ignore a court notice based only on this report. If the finding could affect a rent payment, eviction, or repair dispute, contact the Philly Tenant Hotline or a Pennsylvania attorney. This is general information, not legal advice.
